U.S. home sales fell in July to their lowest point in nearly two years, a downturn attributed to elevated prices, persistently high mortgage rates, and economic uncertainty. The number of homes available for sale also saw a slight decrease from the previous month.

Factors such as high mortgage rates are discouraging potential sellers who might face giving up significantly lower rates on their current homes. This, coupled with sluggish buyer demand, has contributed to a market stalemate, according to real estate experts. The 30-year fixed mortgage rate hovers around 6.55 percent.

Certain markets are experiencing sharper declines. San Antonio, Texas, saw a 12 percent drop in home sales compared to the same period last year, followed by Dallas with a nearly 10 percent decrease and Fort Worth with a 9.9 percent drop.

The technology hub of Seattle has reported the steepest decline in pending home sales, down 15.6 percent year-over-year. High housing costs, with a median sale price of $890,000 over the last three months, are a significant factor. Homes in Seattle now take an average of 11 days to sell, up from seven days last year. Layoffs at major tech companies like Microsoft and Amazon have added to buyer caution regarding job security and the broader economic outlook.

According to Redfin, the median sale price in Seattle was around $890,000 over the last 3 months, down 2.3 percent since the same time last year

Seattle, aside from being known as a tech-hub, is known for its coffee culture and Pike Place Market

Despite the national slowdown, some markets are seeing growth. In West Palm Beach, Florida, home sales surged 17.1 percent from a year ago. In contrast, nearly one in four listings in Florida has seen a price reduction.

Real estate agents note that buyers are taking more time and exercising greater caution. Sellers who are pricing their homes realistically for the current market are finding success, while those with misaligned expectations are struggling. For buyers who can afford to proceed, there may be opportunities to negotiate prices and secure concessions from sellers eager to make a sale. In other areas, such as Charleston, South Carolina, the market is described as more stable, with some strength at higher price points where buyers may be making lifestyle decisions rather than solely basing purchases on interest rates.
