San Francisco has recorded the largest year-over-year increase in home prices among major U.S. metropolitan areas, with its median sale price reaching a record $1.72 million in June, according to a Redfin report. The city's median sale price climbed 9.2% from the previous year, surpassing Pittsburgh and West Palm Beach.

Surge in Sales and Listings

The Bay Area city also matched West Palm Beach for the nation's largest jump in closed home sales, experiencing a roughly 23% increase compared to last year. Pending home sales in San Francisco rose by 16.4% year-over-year, marking the largest increase in the report and reaching the second-highest level in four years.

AI and Tech Sector Influence

Affluent buyers in the Bay Area have significantly influenced the city's robust housing market. The burgeoning artificial intelligence sector has fueled a rise in luxury home purchases, with many tech workers leveraging high salaries and bonuses to acquire expensive properties. This heightened demand has intensified competition for prime real estate, leading some buyers to offer as much as $1 million above the asking price. In one notable instance, a San Francisco home listing indicated a willingness to accept stock in companies like OpenAI or Anthropic as payment.

National Housing Market Trends

San Francisco's performance occurred as the broader U.S. housing market also reached a milestone in June. Nationwide, the median home-sale price increased by 2.2% from a year earlier, hitting an all-time high of $408,776 amid strengthening homebuying demand. Existing-home sales saw a seasonally adjusted annual rate of approximately 4.4 million, the highest since late 2022. Total home sales rose 4.5% year-over-year, reaching their second-highest level since October 2022.

However, new listings nationwide dipped 1% from May, falling to their lowest point since December. This decrease in inventory has put pressure on many markets. Redfin noted that wealthy buyers in the Bay Area and South Florida contributed to higher home prices and sales across the country, but specifically highlighted the AI boom as a critical factor in San Francisco's rapid price appreciation.
