A penthouse with a private rooftop pool in Miami's Coconut Grove is on the market for $23.5 million. The residence is located at Vita at Grove Isle, the first new building constructed on the 20-acre private island in 47 years. The seven-story building was completed in December, with approximately 90% of its 65 units sold during pre-construction.
Miami's Coconut Grove has become a sought-after area for wealthy individuals, including Citadel CEO Ken Griffin and Google co-founder Larry Page. The enclave is known for attracting high-profile residents, some of whom have relocated from states with higher tax burdens.
The nearly 7,000-square-foot penthouse, the largest of 10 duplexes in the building, offers views of Biscayne Bay. Floor-to-ceiling retractable glass walls create an indoor-outdoor living space. The unit features a private elevator, a great room with 11-foot ceilings, a chef's kitchen, and an integrated smart-home system.
A sculptural staircase leads to a 97-foot-long rooftop terrace equipped with a pool, summer kitchen, and lounge areas, all with waterfront views. The developer, Ugo Colombo's CMC Group, reported nearly $400 million in closings within 60 days of the building's completion, including several penthouse sales exceeding $15 million and $20 million.
Residents of Vita at Grove Isle have access to amenities such as a private bayfront pool, tennis and pickleball courts, a gym, a spa, and membership to the Grove Isle Racquet and Yacht Club. An Italian restaurant, La Sponda, is slated to open to the public later this summer.
The development faced a decade-long legal challenge from some island residents who alleged that the building violated city laws regarding building permits and covenants that capped residential units on Grove Isle. The current developer acquired the project in 2021. While some residents expressed dissatisfaction with blocked views, others welcomed upgrades to the island's amenities, which had not seen new construction since the late 1970s.
