Malibu is seeing its first new condominium offering in almost two decades with the launch of sales for Privé Malibu. The development, located at 6487 Cavalleri Road, is situated on a 10-acre oceanfront property.

Developed by BH3 Management, headed by Daniel Lebensohn, the project converted a luxury rental complex that previously housed actor Charlie Sheen. BH3 Management acquired the property in 2024 and underwent extensive renovations, including post-wildfire repairs following the January 2025 fires.

The community features 68 townhomes and penthouses, with two- and three-bedroom units ranging from 1,577 to 2,231 square feet. Prices start at $1.9 million and go up to $4.5 million, representing an entry point into the Malibu market. Buyers have included individuals displaced by wildfires, first-time Malibu homeowners, and parents seeking proximity to Pepperdine University.

Amenities at Privé Malibu include a biohacking studio with a cold plunge and infrared sauna, a gym, meditation gardens, a pool, al-fresco dining areas, a yoga lawn, sports courts, a children’s playground, and a dog park. The development also incorporates fire protection and insurance features.

The original buildings on the site were constructed in 1993 and have undergone significant upgrades in 2018 and again after recent wildfires. Move-ins are expected to begin by the end of the summer.

Lebensohn described the resort-like campus with varied unit layouts, noting features such as high ceilings, fireplaces, and hardwood floors. He emphasized the unique nature of the offering for Malibu, stating that such a development is unlikely to occur again in the area.
