A cluttered or poorly arranged bedroom can significantly detract from a home's marketability, according to real estate experts. Deirdre McGettrick, CEO of uFurnish.com, stated that the bedroom is often an overlooked room when homeowners prepare to sell, despite buyers spending a considerable amount of time in it.
"People spend hours getting the kitchen and living room right, then leave the bedroom as an afterthought. But buyers spend a third of their life in that room, and they notice," McGettrick told the Daily Mail. She emphasized that small, inexpensive changes can make a bedroom appear more valuable and serene without requiring renovations.
Common Bedroom Staging Errors
One of the most frequent missteps is selecting furniture that is too large for the space. "A bed that's too big for the room is one of the most common mistakes sellers make," McGettrick explained. If circulation is difficult or furniture cannot be fully opened, buyers may perceive the room itself as too small, potentially influencing their offer. She advises sellers to be realistic about their room's dimensions and choose furniture that complements, rather than overwhelms, the space.
Cluttered surfaces, such as bedside tables piled with books and chargers, can also create a negative impression. This suggests a lack of storage and a chaotic environment, which is contrary to the image of a luxury home. McGettrick recommends decluttering surfaces and wardrobes. Adding a slim ottoman or storage bench at the foot of the bed can provide additional storage without visually encroaching on the room.
Mismatched furniture can also make a bedroom feel disjointed. While personal style is important, a cohesive furniture set is more appealing to potential buyers. McGettrick noted that replacing a single mismatched item, like a chest of drawers or a bedside table, can be more cost-effective than a complete overhaul.
Furthermore, failing to define zones within a bedroom can be a missed opportunity. In smaller rooms, creating a distinct dressing or seating area can add perceived value. In larger rooms, unused space filled with storage boxes can appear aimless. McGettrick suggests that designating zones gives the room a purpose and makes it seem more aspirational, with even a small accent chair or a slim bench contributing to a more considered and high-end feel.
Affordable Enhancements for Bedrooms
To improve a bedroom's appeal without significant expense, experts suggest several strategies. Investing in high-quality bedding, such as crisp white sheets layered with textured throws and cushions, can instantly create a hotel-like ambiance and photographs well for listings. IMAGE3
Adding a headboard to the bed can also make the room feel more finished and comfortable. A simple upholstered headboard, available in various materials like boucle, linen, or rattan, adds a sense of cost and comfort for a modest investment. IMAGE1
Maximizing natural light is another key factor. Keeping curtains or blinds open during viewings is essential. If dark curtains are present, swapping them for lighter materials like linen or voile can make the room feel brighter and more spacious.
Incorporating a large mirror can also enhance the perception of space and reflect light. Placing a full-length or oversized mirror can make a room feel larger and enhance its natural brightness. IMAGE4
Finally, introducing texture through rugs can add warmth and dimension. A rug placed beside or under the bed can soften the flooring, add underfoot comfort, and make the bedroom feel more complete and inviting. IMAGE2
