In a state where housing affordability is a persistent challenge, Trinity County in Northern California offers a stark contrast, boasting a median home price of just $250,000. This figure places it as the most affordable area to purchase property in California, according to recent data from the California Association of Realtors.
The county, roughly the size of Delaware but with a population of only 13,700 residents, is characterized by its heavily forested landscape and proximity to natural attractions like the Trinity Alps Wilderness Area and the Trinity River. Its remoteness and rural nature are key factors contributing to its low housing costs, setting it apart from the state's bustling metropolitan areas and coastal regions.
Daniel Amodeo, president of Amo Realty in California, explained that Trinity County operates as a distinct market due to its rural location, small population, limited job opportunities, and distance from major commercial centers. "Its rural location, small population, limited jobs, and distance from any major commercial centers all help keep housing demand - and prices - significantly lower than in coastal and the metropolises of California," Amodeo stated. This "supply and demand issue" results in median home prices that are drastically lower than the California average, which stood at $887,000 for single-family homes in July, and the national median of $408,776 in June.
For comparison, the San Francisco Bay Area recorded an average home price of $1,285,000 in July, while the Central Coast exceeded $1 million. Even within the state's Far North region, neighboring counties have average home prices ranging from $266,750 to $450,000, still higher than Trinity County's median.
Buyers considering Trinity County are often drawn to its natural beauty, spacious properties, and seclusion. However, this comes with trade-offs, including limited access to amenities and a less robust job market. For remote workers or those seeking a slower pace of life, the county offers unique advantages. "For the right buyer, especially someone who is looking for privacy, beautiful land, clean air, awesome hiking like Mount Eddy, outdoor recreation, or doesn't need to commute to work, Trinity County offers a level of affordability that's increasingly difficult to find anywhere in California," Amodeo said.
Prospective residents must be prepared for a rural lifestyle and longer travel times to reach major cities. Trinity County is approximately five hours from Santa Rosa and Reno, and four hours from Sacramento. Despite these distances, the area provides convenient access to natural attractions such as the Redwood National and State Parks.
Several properties are currently on the market, including a three-bedroom log cabin in Weaverville listed for $310,000, featuring floor-to-ceiling windows with wooded views. Another home in Hayfork, a three-bedroom, 1,100-square-foot house on an 8,712-square-foot lot, is listed for $92,000.
In addition to the affordable housing market, Trinity County is also slated to receive a portion of $11.3 million in state funding aimed at creating affordable housing through California's Prohousing Incentive Program.
Andrew Te, founder of FastExpert, noted that the trade-offs of rural living in Trinity County—natural beauty, space, seclusion, and a slower pace—can be highly valued by certain buyers. "Some potential purchasers will find value in the trade-off of cost for other advantages. Natural beauty, space, seclusion from the hustle and bustle of city life, and a slower pace," Te commented.
Outdoor enthusiasts will find ample opportunities, from hiking trails in areas like Mount Eddy and Scott Mountain to cross-country skiing in the Trinity Alps, which offer vast ungroomed terrain.
Trinity County's serene environment and affordability present a unique housing proposition, particularly for those willing to embrace a rural lifestyle away from California's major urban centers.
