First-time homebuyers in California face a mixed landscape, with some cities offering more accessibility than others, according to a new ranking.

WalletHub analyzed 300 U.S. cities based on 22 factors related to affordability, housing market conditions, and quality of life. For California's larger cities, Fresno emerged as the most affordable option for first-time buyers. It was followed by Bakersfield, Sacramento, Irvine, Stockton, Santa Ana, and San Diego.

These cities are noted for providing a stronger combination of affordability and livability compared to many other areas in California, which can be crucial for aspiring homeowners trying to enter a competitive market.

However, not all of California is equally welcoming to new buyers. Berkeley, Costa Mesa, Glendale, Santa Monica, and Santa Barbara were identified as among the least affordable cities in the state for those looking to purchase their first home. High housing costs in these locations can create significant hurdles for saving down payments and qualifying for mortgages.

For individuals not strictly tied to California, neighboring states present more attainable homeownership options. Arizona cities such as Mesa, Phoenix, and Tucson were recognized for their favorable balance of affordability and market appeal. Similarly, Nevada cities like Las Vegas and Henderson were highlighted as attractive choices for first-time homebuyers.

The report arrives at a time when aspiring homeowners are contending with high home prices and elevated mortgage rates. Data from the National Association of Realtors indicates that first-time buyers constituted only 21% of home purchases last year, a figure substantially below the historical average of 40%.
