Nantucket, a picturesque island off the coast of Cape Cod, Massachusetts, has been identified as the most expensive real estate market in the United States. According to Realtor.com's latest luxury housing report, nearly every property listed on the island carries a seven-figure price tag. The median listing price stands at $4.08 million, with an astonishing 99 percent of all homes on the market priced at $1 million or more.
Daryl Fairweather, chief economist at Redfin, attributes Nantucket's unique market conditions to its limited land availability for development, creating a persistent housing shortage that drives prices upward. The island's geography, accessible only by ferry or plane, contributes to its seclusion, a factor that distinguishes it from other luxury destinations like the Hamptons, which are accessible by car and experience more traffic.
Nantucket's exclusivity has attracted numerous high-profile residents and visitors, including celebrities and former President Joe Biden. The island is known for its cobblestone streets, world-class dining, and distinctive cedar-shingled cottages.
Despite the soaring property values, a significant portion of Nantucket's housing stock is seasonal. An estimated 55 percent of homes are vacant for at least six months out of the year, serving primarily as summer retreats for affluent owners. This seasonal nature means that while the island thrives during the summer months between Memorial Day and Labor Day, it becomes considerably quieter during the colder seasons.
Luxury real estate advisor Christian Perry of Sotheby's International Realty noted that Nantucket real estate is generally an appreciating asset, with many properties offering substantial rental income. However, he also pointed out logistical challenges such as bringing contractors to the island and managing project timelines and budgets.
The limited supply of year-round housing due to the prevalence of seasonal estates has created affordability concerns for permanent residents. Meanwhile, vacationers can enjoy amenities such as pristine beaches, boating activities, and a charming downtown area with shops and restaurants.
