Netflix's ambitious $1 billion production campus, under construction at the former Fort Monmouth military base in New Jersey, is poised to significantly impact the local real estate market, potentially triggering a housing boom along the Jersey Shore.
The sprawling 292-acre campus, spanning Eatontown and Oceanport, will feature 12 soundstages totaling nearly 500,000 square feet, along with extensive production facilities and community amenities. The first phase is anticipated to be complete by summer 2027, with a second phase targeting fall 2028. This development is expected to create over 1,500 permanent production jobs and nearly 4,000 construction jobs, making it a substantial economic driver for Monmouth County.
This influx of jobs and supporting businesses could increase demand for housing, impacting both rental and purchase markets in the surrounding communities. However, experts caution that the extent of this impact and its timing are subjects of nuance.
"Some sellers may already be factoring the development into their expectations, but the extent to which buyers can negotiate depends on the location, available inventory and individual property," said Jodi Stasse, Senior Managing Director at Corcoran Sunshine. She noted that while there isn't a universal "Netflix premium" across the entire shore, areas like Oceanport and Eatontown, directly tied to the redevelopment, could see heightened interest.
Established coastal towns such as Long Branch and Asbury Park may also benefit, attracting professionals seeking a combination of beachfront living, vibrant downtowns, and access to New York City. Louis Critelli, Broker of Record and owner of Critelli Realtors, highlighted that sustained employment growth and quality of life are key drivers of property demand, with the Netflix project adding a new dimension to the region's appeal.
While national housing market data suggests buyers are gaining leverage in many areas, the Jersey Shore, particularly Monmouth County, shows resilience. The median home sale price in September 2026 was approximately $734,000, a slight increase from the previous year, with homes taking an average of 25 days to sell. Highly desirable coastal neighborhoods continue to attract buyers willing to pay a premium for proximity to beaches and amenities.
Critelli advised buyers to assess property values based on comparable sales and current offerings, rather than relying on potential future appreciation driven by the Netflix development. He pointed out that the market is not uniform, with opportunities for negotiation potentially existing in new-construction and luxury condominium segments, especially compared to well-positioned single-family homes. Buyers may find room to negotiate prices, mortgage-rate buydowns, and other seller incentives.
The luxury market on the Jersey Shore is already experiencing significant activity. LIDO Asbury Park recently recorded a $7.6 million condominium sale, reportedly the highest in New Jersey history. Stasse indicated this is not an isolated event, with several other residences going under contract recently. Buyers are increasingly viewing the Jersey Shore as an attractive alternative to more established, expensive luxury destinations.
Ultimately, while the Netflix development is expected to bolster an already desirable region, experts stress that buyers should conduct thorough due diligence, weighing current market conditions, mortgage costs, and property expenses against the potential for future growth.
