Devon Beach Hut Sells for £60,000 After Storm Damage Slashes Value by 80%
A storm-ravaged beach hut in East Devon, previously valued at £295,000, has been put on the market for a significantly reduced price of £60,000.
A two-bedroom beach hut on Branscombe Beach in East Devon, once valued at £295,000, is now on sale for between £50,000 and £60,000 after suffering significant damage from storms earlier this year. The dramatic price reduction represents a drop of nearly 80% in the property's value.
The cedarwood chalet, named Kestrel, is located on the east side of Branscombe Beach, a popular tourist destination. Despite its prime location with sea views towards Lyme Bay, the property requires substantial repairs. Auction site Clive Emson notes that the property has 'suffered from some structural damage and is now requiring repair.'
The wooden stairs leading to the front door are detached, and parts of the handrail are missing. The damage is believed to have been caused by Storm Ingrid in January. The next owner will be responsible for carrying out the necessary repairs, as stipulated by a Section 77 Notice from Branscombe Parish Council.
Adjacent properties have also been affected by coastal erosion and severe weather. A neighboring chalet was reportedly swept out to sea by a large wave and subsequently smashed to pieces, while others nearby have partially collapsed due to a landslip.
Despite the external damage, the interior of the chalet is described as being in good condition. The listing states: 'The internal accommodation has been well-maintained having a pine interior with the principal rooms taking advantage of the spectacular outlook.' The interior features a reception room leading to a balcony, two bedrooms, a small kitchen, and a bathroom.
The property is being auctioned by Clive Emson, with the auction concluding on September 24. The chalet has approximately 76 years remaining on its 99-year lease, which commenced on April 30, 2003.
