Deal, New Jersey, an exclusive coastal borough, is experiencing a surge in real estate value, with wealthy New Yorkers increasingly investing in its properties. The median listing price in Deal reached $5.49 million in June, marking a 57% year-over-year increase, according to data from Realtor.com referenced by The Wall Street Journal.

The market in Deal is notably tight, with only nine active listings in June, a 10% decrease compared to the previous year. Properties currently on the market include an 3,856-square-foot home at 160 Ocean Ave. listed for just under $13 million, featuring eight bedrooms and seven bathrooms, and a 4,904-square-foot single-family house at 48 Neptune Ave. listed for $7.8 million with nine bedrooms and six bathrooms.

Barbara Gheriani of Beba Realty noted that many homes in Deal are "quietly listed," suggesting a discreet market among affluent buyers. The area is characterized by its close-knit Syrian Jewish community, with approximately one-third of its properties reportedly tied to New York City real estate families of Syrian Sephardic heritage. This community presence contributes to the unique character of the borough.

Deal offers various recreational amenities, including the Deal Casino Beach Club, the Conover Pavilion, the Deal Country Club, and the Hollywood Golf Club. The Deal Sephardic Network Community Center serves as a focal point for the local Syrian Jewish community.

Sixty miles south of Manhattan, Deal is a popular summer destination for New Yorkers and financiers, boasting 900 year-round residents and over 6,000 summer residents. Enhanced accessibility from Manhattan is provided by new high-speed Seastreak ferry service, further contributing to its appeal as an alternative to more traditional Hamptons locales for some affluent individuals.
