Walnut Creek Program Offers Below-Market Homes Amid California Housing Crisis
A limited homeownership program in Walnut Creek provides a chance for low-to-very-low income households to purchase homes at significantly reduced prices.
In the midst of California's challenging housing market, the city of Walnut Creek is offering a rare opportunity for eligible households to purchase homes at prices far below the local median. The city's homeownership program will make three properties available to families of three to four people who meet "very low" to "low" income requirements, with prices ranging from $262,750 to $377,000.
This initiative stands in stark contrast to the average home value in Walnut Creek, which exceeds $992,000, according to Zillow. The homes offered through the program are estimated to have market values between $1.2 million and $1.5 million, making the below-market prices a significant advantage for qualifying buyers.
One of the available homes is a 2,466-square-foot, two-story, four-bedroom house with 3.5 bathrooms in the Abigail Place development. Priced at $262,750, this property is located near public transportation, Highway 680, schools, parks, and local amenities like Walnut Creek's farmers market.
The other two homes will be offered through a separate lottery and priced in the mid-$300,000s. These residences are anticipated to be part of the Esperanza Place development, which is planned to include 1- to 4-bedroom units with features such as solar power and electric vehicle charging stations, and proximity to public transit.
The program is administered by the nonprofit Bay Area Affordable Homeownership Alliance, with additional support for down payments and loans provided by Mechanics Bank. To qualify, applicants must be first-time homebuyers who have not owned property in the last three years. Income limits are in place, with a maximum annual income of $81,400 for a family of four for one of the programs, and up to $135,740 for a family of four for the other two homes.
Potential buyers will undergo a lottery process, with an application deadline at the end of October. A virtual informational workshop is scheduled for October 21. Applicants will also be assessed on credit scores and other financial qualifications.
Owners of these below-market-rate homes will be subject to certain restrictions, including a prohibition on renting out the property and a requirement for city pre-approval on any future sale.
