An unfinished penthouse at the Aman Beverly Hills is on track to sell for $200 million, a price that would set a new record for a condominium sale in the Los Angeles area. The current record stands at $39.2 million, achieved in 2025 for a unit at The Century in Century City.

The sprawling residence occupies half of the top two floors of a 28-story tower, one of two planned condo buildings adjacent to a 78-room Aman hotel. The penthouse is currently reserved, with a deposit made, but the buyer's identity remains undisclosed. Due to its unbuilt state, the buyer cannot yet occupy the property.

Each penthouse features 16,810 square feet of interior space, complemented by approximately 14,265 square feet of outdoor area, including two private pools and a rooftop terrace. Residents will have views of the Pacific Ocean, the Hollywood Hills, and the downtown skyline. The development also provides access to a 100,000-square-foot private club, a spa, a gym, and dining facilities within the hotel.

This high-value sale is part of the broader One Beverly Hills development, a $10 billion, 17.5-acre project near Rodeo Drive. Developed by Cain Development and Vladislav Doronin’s OKO Group in partnership with Todd Boehly’s Eldridge Industries, the project is designed by Kerry Hills Architects. Since sales opened in early 2025, over $1 billion in condos within the project have been reserved or put under contract.

Larry Green, senior managing director of Cain Development, stated that a mirrored penthouse on the other half of the floor is also listed for $200 million, describing the price as a "great value" given the lack of comparable luxury condos in Los Angeles. The first tower at the development will contain 69 units, with prices starting at $20 million for a 3,600-square-foot two-bedroom unit.

Other recent transactions at the property include a $107 million agreement for a full-floor residence that Aman will custom-build, as well as contracts for units at $46 million and $39.8 million. Buyers in these transactions have also not been publicly identified.

While developers express confidence in the market, some industry professionals remain skeptical. Michael Nourmand of Nourmand & Associates called the $200 million figure "overly ambitious," noting that Los Angeles remains a market that favors traditional single-family homes with extensive indoor-outdoor living. He pointed out that no single-family home in the area has ever reached such a price, with the current record belonging to the Warner Estate, which sold for $165 million in 2020.

The Aman Beverly Hills project is expected to be completed in phases, with construction beginning in 2028. This development marks Aman's significant entry into the U.S. market, adding to its portfolio of 36 properties worldwide. Vladislav Doronin previously set a New York precedent with the $135 million purchase of a penthouse at the Crown Building in 2024.

Despite the record-breaking potential of the penthouse sale, the broader Los Angeles condo market has shown signs of cooling. Sales volume dipped 1.3% in the second quarter of 2026 compared to the previous year, and the median condo price fell 2.3% to $723,000, according to Sotheby's International Realty figures.

Developers suggest that factors such as Beverly Hills being outside the reach of Los Angeles's mansion tax and the potential for a California wealth tax may encourage some mansion owners to consider downsizing to a luxury condo that offers greater flexibility for travel. "This is the type of home where you can really just lock it up and go," Green commented.
