Rents across the United Kingdom are projected to accelerate, with annual increases potentially reaching 4% to 5% by the end of the year, according to a report from property website Zoopla. This rise is occurring even as the cost of renting is becoming prohibitive in more expensive areas, limiting further substantial increases.

While rent rises are a nationwide trend, the report notes that the impact varies regionally. In less expensive locations, renters have a greater capacity to absorb rent hikes before affordability ceilings are reached. Conversely, in the most expensive markets, rents are already straining tenants' budgets, thereby capping how much further they can climb.

The slowdown in new investment in rental properties by landlords is attributed to increased costs and regulatory changes, according to Zoopla. Propertymark, an organization representing lettings agents, emphasized the necessity of increasing the supply of high-quality rental homes.

Nathan Emerson, chief executive at Propertymark, stated that a robust private rented sector depends on creating conditions that encourage responsible landlords to make long-term investments. He added that enhancing supply should be a primary objective to provide tenants with more choices, improve affordability, and foster a more stable rental market.
