Seattle's once-booming housing market is experiencing a sharp downturn, with prices dropping significantly and homes remaining unsold for extended periods. This dramatic shift has led to a noticeable decline in buyer activity, leaving numerous properties vacant.

Experts suggest that the current situation is a stark reversal from previous years, where bidding wars and rapid sales were the norm. Now, sellers are reportedly accepting lower offers than they would have just a year prior, indicating a substantial cooling of demand. The accumulation of unsold inventory is a key concern, suggesting a market imbalance.

This downturn is partly attributed to the planned implementation of Washington's "Millionaires' Tax" in 2028, which will impose a 9.9 percent tax on household and individual incomes exceeding $1 million annually. Critics argue this tax could prompt wealthy residents to leave the state, further impacting the high-end real estate market.

Several high-profile properties have struggled to find buyers, illustrating the market's struggles. The Denny-Blaine Waterfront Estate, a distinctive 12,000-square-foot property, remained on the market for months. Similarly, the Triptych, a modernist home in Yarrow Point, was listed for $79 million in mid-2025 but eventually saw its price slashed by $14 million in March. Even the former Seattle Seahawks quarterback Russell Wilson and his wife Ciara experienced difficulties selling their waterfront Bellevue estate, with its sale taking over two years to finalize due to an initial overpricing.

Real estate analysts note that Seattle has rapidly transitioned from one of the nation's most competitive housing markets to one of its weakest. The current market conditions are prompting concerns that the situation could deteriorate further, with experts warning of more challenging times ahead as the elite population potentially shrinks.
