Scottish Island Castle, Once a Party Hub, Poised for Luxury Hotel Conversion

Kincloch Castle, an island estate that once hosted lavish parties attended by royalty, is set to be transformed into a boutique hotel.

The castle, located on the Isle of Rum, was put on the market in August 2025 by the government agency NatureScot with an asking price of £750,000. NatureScot announced in April that it was considering multiple bids and has now entered into legal discussions with a preferred bidder.

The sale's finalization hinges on the buyer's intentions for the property, as NatureScot must ensure conservation concerns and the future use of the castle satisfy both preservationists and island residents. The neo-Gothic structure, built around 1900 for industrialist Sir George Bullough, has been a Category A listed building. It has suffered from dry rot and damp, and marketing agents have indicated that a buyer would need at least £10 million for necessary repairs.

NatureScot stated that the prospective buyer intends to develop the castle into a "boutique heritage hotel" offering cultural experiences for visitors. Following its sale to the state in 1957, the castle, which was once a prominent venue for socialites and aristocrats, gradually fell into disrepair. It has been closed off with steel barriers since 2015.
