San Francisco Home Sells for $15 Million, Far Exceeding Asking Price

A historic home in San Francisco has sold for $15 million, significantly surpassing its $7.999 million asking price and highlighting a competitive real estate market. The 112-year-old, four-bedroom residence at 2 Sixth Ave. closed on Oct. 7, just two weeks after it was listed, for 87.5% more than its initial asking price.

The sale price translates to approximately $3,340 per square foot, a figure considerably higher than the average $1,108 per square foot for San Francisco homes in August. Listing agent Maureen Terris of Compass reported that the property received nine strong offers, calling it a "once-in-a-generation opportunity."

The 4,490-square-foot home is situated on a 9,233-square-foot lot bordering the Presidio National Park. Its location, combined with its architectural features, contributed to its desirability. The house retains original redwood trim, includes two fireplaces, a library, and a substantial amount of parking space. The property also features gardens that extend to the edge of the national park.

The 4,490-square-foot home sits fully detached on a 9,233-square-foot lot that backs onto the national park, with original redwood trim, two fireplaces, a library and parking for at least seven cars.

Inside, the home features a dining room with a coffered ceiling, a living room with a log-burning fireplace, and a library with built-in bookshelves. The kitchen is equipped with a Wolf range and a butler's pantry. The four bedrooms are located upstairs, with the primary suite including a dressing room. The house has four bathrooms, two of which are half-baths.

This sale underscores a trend in the San Francisco real estate market, where bidding wars and sales significantly above asking price have become more common. According to Compass data, 144 San Francisco homes sold for at least $1 million over their asking price in the first half of 2026, a substantial increase from eight such sales in the same period the previous year. This surge has been partially attributed to the artificial intelligence boom, which has generated a segment of buyers with significant capital and a desire for quick transactions.

In August, 85% of homes in San Francisco sold above their list price, and the median home price rose approximately 24% year-over-year to about $1.855 million. The supply of homes for sale also decreased by 31% during that month. Sellers in August received an average of 124% of their asking price, with the Sixth Avenue property achieving 187.5% of its asking price.
