San Antonio Emerges as Top Texas Draw for Gen Z, Outpacing Austin and Dallas

San Antonio has become the most sought-after city in Texas for Generation Z, surpassing major hubs like Austin and Dallas, according to an analysis of 2024 Census data by Redfin. The city experienced a net migration of nearly 11,000 individuals born between 1997 and 2012, positioning it as a prime destination for young adults establishing their careers.

Redfin's data indicates that Gen Z's migration patterns are largely driven by the pursuit of career opportunities and more affordable living, rather than extensive cross-country relocations. The trend suggests younger generations are prioritizing cities that offer a balance of professional growth and a manageable cost of living.

Washington D.C. followed San Antonio as the second most popular city for Gen Z, with approximately 9,000 net migrations. Austin, Nashville, and Dallas rounded out the top five preferred locations for this demographic in 2024.

Generational Migration Trends

Data also highlighted that New York and Los Angeles have seen increased rates of Gen Z and millennial departures, attributed to their high cost of living. Sheharyar Bokhari, a principal economist at Redfin, explained that Gen Zers are actively seeking cities that provide robust social scenes and pathways to career advancement. In contrast, millennials, generally older and with different life priorities, are more focused on attainable homeownership and where their income can stretch further.

For millennials, Houston and Dallas were identified as the top two destinations, followed by Baltimore, Las Vegas, and Atlanta. The report noted a notable generational divergence in Washington D.C., which ranks high for Gen Z but is among the cities millennials are most likely to leave. This suggests D.C. serves effectively as an early-career launchpad for younger adults, while established millennials may seek different environments as their careers and family needs evolve.

San Antonio's Appeal

San Antonio's attractiveness to Gen Z is bolstered by its blend of history, culture, and community. The city's renowned River Walk and diverse culinary landscape are significant draws, alongside affordable essentials like groceries, gas, and utilities. The city also boasts a rich cultural heritage, being a birthplace of Tex-Mex cuisine and home to vibrant Tejano and Mexican cultural influences. Historic landmarks such as the Alamo and various Spanish colonial missions contribute to its unique appeal. Furthermore, San Antonio is home to several universities, including UT San Antonio, Texas A&M University-San Antonio, and Trinity University, making it a popular choice for college students and recent graduates.
