Richard Simmons' Hollywood Hills Home Sells for $3.8 Million

The Hollywood Hills home formerly owned by fitness personality Richard Simmons has been sold for $3.8 million, according to reports. This marks a substantial decrease from the property's initial asking price of $6.99 million when it was listed in June 2025.

Simmons, who passed away in July 2024 at the age of 76, had owned the residence since the 1980s. He was known for making fitness accessible and enjoyable, advocating for common-sense approaches to diet and exercise.

Built in 1937, the Neoclassical Revival Colonial-style home is situated on over half an acre above the Sunset Strip. The four-bedroom, 4.5-bath property features architectural elements such as Corinthian columns and a triangular roof, offering panoramic city views.

The new owner, who has chosen to remain unidentified, was reportedly drawn to the home's historical significance and intends to restore it to its original character. The property spans 4,977 square feet and includes a gated entrance, a motor court, and a stone pathway leading to the main house.

Inside, the home features an entry hall with hardwood floors and coffered ceilings, formal living and dining areas, and an open kitchen. The main bedroom includes a walk-in closet, an ensuite bathroom with columns, and a woodburning fireplace, with French doors opening onto a terrace. The residence also contains a gym and a home office.

Exterior amenities include a covered patio, a key-shaped swimming pool, a pool house, and a separate guest house that previously served as a second office. The property's distinctive architecture and historical connection to Simmons were key selling points. Brokers Rachelle Rosten and Kelly deLaat of Douglas Elliman handled the listing, while Paul Czako of Gussman Czako Estates represented the buyer.
