Queens' Tallest Building, The Orchard, Nears Full Lease Ahead of 2027 Opening
The 70-story skyscraper has leased over 90% of its rental apartments and secured its first retail tenants.
The Orchard, a 70-story, 823-foot residential skyscraper in Long Island City, Queens, is nearing full occupancy just months after beginning marketing efforts. The building, which is Queens' tallest, has surpassed the 90% leased mark for its 824 rental apartments within 10 months.
In addition to residential leasing success, The Orchard has secured its initial retail tenants. K-beauty brand Tokimo, Japanese tea and beverage brand Mollytea, and financial technology firm Intuit will occupy nearly 7,500 square feet combined, accounting for almost all of the building's retail space.
Construction on The Orchard was completed last year, and the building is slated to officially open by early 2027. Apartment tenants began moving in earlier this year. The tower now stands as the second-tallest building in New York City outside of Manhattan, surpassed only by Brooklyn Tower.
Located in a rapidly developing residential area of Long Island City near the 59th Street Bridge, The Orchard boasts over 100,000 square feet of amenities. This includes a 60,000-square-foot landscaped recreation area, described as the city's largest private backyard.
Of the 824 residences, 576 are market-rate units, and 248 are designated as affordable housing. BLDG Management Co., led by CEO Lloyd Goldman, is the developer behind the project. Corcoran New Developments is handling exclusive leasing, with Perkins Eastman serving as the architect and McCartan as the interior designer.
