Priest and Neighbor in Bitter Dispute Over Narrow Strip of Land

A dispute over a narrow strip of land less than a meter wide between two homes has escalated into a bitter feud involving accusations of intimidation, police involvement, and even an arrest. Father Anatoli Vihrov, a Russian Orthodox priest, and his neighbor, tax accountant Shamaem Burrows, are locked in an extraordinary row over a wedge of land between their properties in Guiseley, West Yorkshire.

The conflict, which has been ongoing for approximately four years, intensified after Father Vihrov and his wife Elena purchased their home for £470,000 in 2022. Ms. Burrows, who bought her property two years earlier, claims the Vihrovs unlawfully encroached on her land during landscaping renovations, specifically alleging that a new patio was laid over a strip beside her driveway and garage. She asserts that 1974 title deeds support her ownership of this land.

Conversely, the Vihrovs vehemently deny any land grab, contending that Ms. Burrows' yellow guide wire, which she placed to mark the boundary, is incorrectly positioned. They state that a professional boundary survey, which they commissioned and cost thousands of pounds, proves the strip rightfully belongs to them. They dismiss Ms. Burrows' deeds as illustrative.

Both parties have involved West Yorkshire Police and instructed solicitors. CCTV footage has captured contentious moments, including Father Vihrov appearing to sprinkle holy water over the contested boundary fence while dressed in religious robes, an act his wife described as an effort to restore peace and bring calm. Other footage shows the priest shaking the fence and holding a saw toward a camera, with both parties seemingly wrangling over the territory.

Ms. Burrows has expressed feeling harassed and intimidated, stating she believes her neighbor acts as if he is above her due to his religious position. She recounted being arrested in March of the current year on allegations of assault and harassment, subsequently being charged with criminal damage for allegedly damaging one of the Vihrovs' bushes. She maintains the bush was on her land. The case was later discontinued at Leeds Magistrates' Court due to insufficient evidence after Ms. Burrows had spent seven months on bail.

She has filed formal complaints with the police, citing the profound and devastating impact the dispute has had on her mental health, including stress, anxiety, and depression, exacerbated by what she describes as constant surveillance from CCTV cameras pointed at her property. Ms. Burrows hopes to take the dispute to civil court for a definitive ruling.

Elena Vihrov, Father Vihrov's wife and an NHS dentist, insisted that the holy water incident was an act of blessing for peace and not an act of intimidation. She stated that they are Orthodox Christians and proud of their faith. She also countered that Ms. Burrows has installed surveillance cameras overlooking their property, causing issues for their children. The Vihrovs maintain they have repeatedly sought a peaceful resolution through legal channels and possess documentary evidence to support their claims. They have declined to provide details of their boundary report, stating that Ms. Burrows is free to do as she wishes.

Father Vihrov, originally from Estonia, ministers to Russian Orthodox congregations in Leeds, Bradford, Hull, and York. The couple issued a statement indicating they have nothing to hide and will respect Ms. Burrows' decisions regarding the dispute.
