New York State has recorded its highest-ever median home price, with the cost of a home in the state reaching $475,000 in June 2026. This marks an 8% increase year-over-year, according to data from the New York State Association of Realtors.
The surge in prices occurred even as the number of homes available on the market grew for the 16th consecutive month. In June 2026, there were 32,508 homes for sale, a 4.4% increase from the 31,124 homes listed in June 2025.
Interest rates saw a slight uptick between May and June 2026, reaching 6.49%. However, this rate remains lower than the high of 6.82% recorded the previous year.
Significant price variations persist across New York State. While some Upstate regions reported median home prices just over $200,000, such as Genesee County at $210,000 and Orleans County at $221,500, downstate counties experienced much higher figures. Richmond, Rockland, and Suffolk counties all had median home prices exceeding $700,000.
