Nantucket Mansion With Secret Tunnel Listed for $45 Million, Eyeing Massachusetts Sales Record

A newly built mansion on Nantucket, complete with an underground tunnel and a hidden speakeasy, has been listed for $45 million. The property is positioned to potentially break the record for the most expensive home ever sold in Massachusetts.

The estate spans nearly 13,500 square feet and includes nine bedrooms, a swimming pool, a home theater, a gym, and a billiards room. Located on Cliff Road in a sought-after Nantucket neighborhood, the three-story residence was completed this year and is being sold fully furnished. An unusual feature is the underground tunnel connecting the main house to a separate guest house. The property also boasts a hidden speakeasy bar, a two-car garage with a studio above, and a rooftop walkway offering panoramic views of Nantucket Sound.

The traditional New England-style home sits on a 0.62-acre lot. Its exterior features unpainted cedar shingles, dormer windows, and twin barn-style rooflines. Inside, the mansion includes a chef's kitchen with a large island, formal dining space, expansive living areas, and bedrooms designed for large family gatherings. Large windows offer picturesque views of Nantucket Sound.

Bobby Sabelhaus of Great Point Properties, the listing agent, noted that the Cliff area is highly desirable due to its proximity to beaches and downtown amenities. "The attention to detail throughout the property reflects that collaboration," Sabelhaus said, referring to the design and construction teams: Botticelli & Pohl Architects, Hehir Group Custom Builders, and SLC Interiors.

"What makes it special is how much there is to enjoy right at home, from the pool and hidden speakeasy to the guest house connected by an underground tunnel," Sabelhaus added. "Views of Nantucket Sound add to the setting, with the roof walk offering an even broader perspective over the water and harbor."

The owners acquired the property through a limited liability company for $13.95 million in 2024 from the estate of the late retail mogul Roger Horchow. The previous house, built in 1982, was demolished to make way for the new estate. According to Sabelhaus, the owners initially planned to reside in the new home but subsequently chose to relocate to another part of the island.

If the mansion sells at or near its asking price, it could surpass the current Massachusetts residential sales record of $43 million, set in September by a 31.5-acre estate on Martha's Vineyard. It would also exceed the $42 million Nantucket record established in 2023 when Barstool Sports founder Dave Portnoy purchased a waterfront property on the island. Although not directly on the waterfront, the mansion's location in the Cliff neighborhood and its views of Nantucket Sound are considered significant selling points.

The home is being marketed towards individuals seeking a second residence, including families looking for ample space for guests while maintaining convenient access to Nantucket's downtown attractions. Potential buyers are primarily expected to come from the New York, Boston, and Connecticut markets. The $45 million listing offers a newly completed luxury compound with amenities designed for extended family and resort-style living.
