Dallas Mayor Eric Johnson officially announced Monday that Morgan Stanley is expanding its operations to Dallas, a move that solidifies the city's status as a growing hub for the financial industry, a trend local leaders have dubbed “Y’all Street.”

The banking giant is set to anchor a new tower at 2401 McKinney Ave. in Uptown Dallas, a development projected to bring 3,800 jobs and an estimated $1.3 billion in capital investment by 2031.

“Dallas’s selection as the home of Morgan Stanley’s new $1.3 billion operations hub is a landmark investment in our city and another defining moment in the rise of Y’all Street,” Mayor Johnson said in a statement. “It will create thousands of high-quality jobs, expand opportunity for Dallas residents, and further strengthen our position as one of America’s leading centers of finance and business.”

The expansion comes as financial institutions increasingly shift operations to jurisdictions with lower taxes and favorable business environments, a trend that has seen some firms move away from New York City. Morgan Stanley had previously explored other locations, including Alpharetta, Georgia, before selecting Dallas.

Evidence of the move began to surface prior to the official announcement. In August, the Dallas City Plan Commission approved exterior skyscraper signage for the bank, and demolition crews cleared the McKinney Avenue site. Morgan Stanley also began listing Dallas-based positions on its job boards weeks before Johnson's confirmation.

The company agreed to an $18.5 million development grant with the city. Additionally, the expansion is supported by the Texas Enterprise Fund, which approved a $44 million cash grant overseen by Gov. Greg Abbott’s office. State guidelines for such grants require companies to demonstrate they are actively considering out-of-state options.

Morgan Stanley joins other major financial firms like Goldman Sachs and Wells Fargo in expanding their presence in the Dallas-Fort Worth area.

“Morgan Stanley’s expansion in Dallas reflects our commitment to investing in markets that offer exceptional opportunities for growth, innovation, and talent,” said Eric Grossman, Morgan Stanley’s chief legal officer. “With a thriving financial services industry in Texas, we are excited to establish Dallas as a strategic hub for our firm to serve clients and attract top talent in the years ahead. We greatly appreciate the support of the State of Texas, the City of Dallas, and Dallas County and look forward to deepening our roots and contributing to economic growth in the state.”
