A unique oceanfront property on Montauk’s bluffs, situated next to the estate of actor Robert De Niro, has been listed for $22.5 million. The parcel at 250 Old Montauk Highway includes an existing 1,800-square-foot structure built in 1960, described as a "teardown," on 1.1 acres.
What distinguishes the property are the approved plans to construct a 7,100-square-foot modern home. These permits, secured from the Cape Town-based architecture firm SAOTA, allow for a dwelling larger than what new town regulations would permit, according to listing broker Kyle Rosko of Douglas Elliman. Rosko noted that obtaining similar permits today could take two to three years and would likely not result in a home of this size.
Robert De Niro owns the adjacent 1.5-acre property at 242 Old Montauk Highway, which he inherited from his father. The actor has previously sought, but failed to obtain, town approval for demolition and rebuilding on his own site.
The approved design for the listed property features four bedrooms, four bathrooms, and two powder rooms. Renderings depict a two-story home designed for indoor-outdoor living, including a chef’s kitchen with a pantry, an oceanfront lounge, a formal dining room, and a bar area. Outdoor amenities are planned to include a summer kitchen, a custom fire feature, al-fresco dining spaces, a pergola, and a cantilevered infinity-edged pool overlooking the ocean.
Describing the property's appeal, Rosko emphasized the rare, sloped terrain that offers panoramic views akin to those in Malibu. He stated that the combination of the location, the existing approvals, and the design potential makes the offering a "one-of-one that can never be replicated."
