Bozeman, Montana, a city known for its rugged Western scenery, is facing a severe housing affordability crisis. Wealthy individuals and celebrities, drawn by exclusive communities like the Yellowstone Club, have driven up housing costs, making it difficult for local residents to rent or buy.
The influx of wealthy buyers, particularly during the COVID-19 pandemic, led to many homes being purchased with cash offers, often sight unseen. This trend has pushed rental prices to unprecedented levels, with one-bedroom apartments now costing $2,000 per month or more, pricing out many long-time residents. The local real estate market has seen such a surge that the state realtor association introduced new disclosure forms to its contracts to address the rapid changes.
This economic pressure and a perceived lack of attention from local government culminated in the election of 30-year-old Mayor Morrison in November 2023. Morrison, who co-founded Bozeman Tenants United, a group that has supported mobile home park strikes, ran on a platform centered on housing policy and advocating for the average Montanan.
"It really was this huge groundswell… that was clearly saying: We want one of us to represent us in City Hall," Morrison stated, highlighting the frustration among residents. He expressed concern about the "hopelessness out there for the ability to stay in this state, stay in this city in particular."
Developers have been attracted to Bozeman by the high rental rates, leading to a rapid construction of apartment blocks and townhomes. However, these new developments often come with rents that are unattainable for those on single incomes or average local wages. Morrison himself noted that a room he rented for $333 about a decade ago now commands $900.
The airport in Bozeman experiences a significant volume of private jet traffic, with as many as 80 to 100 private jets on the tarmac on any given day. This traffic is primarily associated with guests of the exclusive Yellowstone Club, located about an hour south of the city, which attracts celebrities and the affluent. Stars like Justin Timberlake and Tom Brady are among those who own properties in the area. Montana State Representative Katie Fire Thunder, a Bozeman local, has also been vocal about the challenges facing the community. The shift in the city's demographics and the increasing unaffordability of housing have created a strong sense of displacement for many.
Miami, Florida, provides a contrasting example of a city that has also seen its housing market significantly impacted by external financial forces, although the specific drivers and scale may differ. The situation in Bozeman, however, underscores a broader trend of rising housing costs in desirable Western locales, exacerbated by increased demand and limited supply. The city's future hinges on addressing these economic pressures while preserving its community character.
