Champaign-Urbana, Illinois, a college town known as the home of the University of Illinois, is experiencing the fastest home price growth in the United States, according to recent housing market data. In June, asking prices in the Central Illinois metro area increased by over 23 percent year-over-year, a surge driven by demand that significantly exceeds the available housing supply.
This rapid appreciation has propelled Champaign-Urbana to an 11th-place ranking in the Wall Street Journal/Realtor.com Summer 2026 Housing Market Ranking, a substantial jump from its previous position at number 42. Despite this growth, the city remains considerably more affordable than many traditional U.S. housing hotspots. The median asking price in June was approximately $340,000, about $100,000 below the national median.
Realtor.com senior economist Hannah Jones noted that the market's performance reflects strong demand and buyer competition, particularly as formerly popular Sun Belt cities like Miami and Austin begin to cool. "Markets with scarce for-sale inventory and relatively affordable prices, like Champaign-Urbana and much of the Midwest, have filled that void," Jones stated. Midwestern markets also benefit from fewer climate-related risks compared to many Southern metropolitan areas.
The primary challenge for Champaign-Urbana is the scarcity of homes for sale. In June, fewer than 400 homes were listed, a figure less than half of the pre-pandemic inventory. Limited new construction has hindered inventory recovery, and unlike markets where surging prices eventually dampen demand, Champaign-Urbana has maintained affordability, keeping buyer interest robust.
While national buyers are showing interest, a significant portion of demand originates locally, with about one-third of listing views coming from within the metro area. More than half of out-of-area shoppers are from Chicago, indicating that the city is attracting buyers seeking a more affordable alternative to larger, more expensive housing markets. Jones highlighted that Champaign-Urbana offers a rare combination in the current market: a desirable place to live at a price point within reach, especially with elevated mortgage rates making affordability a key factor for buyers.
The appeal of Champaign-Urbana extends beyond its housing prices. The city, with its twin towns Urbana and a combined population under 240,000, offers a vibrant college-town atmosphere anchored by the University of Illinois. The university serves as a major economic driver, attracting research funding, technology companies, and startups, while consistently producing a skilled workforce. This combination of affordability and quality of life is drawing buyers to the area.
Champaign-Urbana's market dynamics reflect a broader trend in the U.S. housing sector, where buyers are increasingly looking to smaller Midwestern cities for relative affordability and stable employment opportunities as inventory rebounds in previously booming Sun Belt markets. However, for Champaign-Urbana to maintain its appeal, addressing the housing shortage through increased construction will be crucial to prevent rising prices from eroding the affordability that has driven its current success.
