Petoskey, a picturesque city on the shores of Lake Michigan, has rapidly transformed into one of America's premier luxury real estate destinations, drawing comparisons to exclusive coastal enclaves like Nantucket and the Hamptons. The city, nestled about four hours north of Detroit, has seen its median home listing price skyrocket to approximately $1.11 million, with 53 percent of active listings now exceeding the million-dollar mark. This dramatic shift has led to Petoskey being recognized among the top luxury real estate markets in the U.S., a status it has achieved relatively quietly compared to established vacation hubs.
A Quiet Rise to Prominence
The influx of remote workers during the COVID-19 pandemic is largely credited with fueling Petoskey's meteoric rise in home values. Since March 2020, the median list price has more than tripled, jumping from around $349,950 to its current $1.11 million. This surge has made luxury properties, including sprawling estates with lake views and amenities like boathouses, highly sought after. Some of the most exclusive properties now approach $8 million, with top-tier listings reaching as high as $13.6 million.
Premium Lifestyle at a Lower Cost
Despite the soaring prices, real estate professionals highlight that Petoskey still offers significant value compared to its coastal counterparts. "You're still buying a premium lifestyle, but your dollar goes much further than it would in places like Nantucket, Jackson Hole or the Hamptons," said Detroit-based broker Erica Collica Swink. Buyers can access waterfront properties, world-class boating, skiing, and dining without the ultra-prime price tags associated with markets like Nantucket, where the median listing price exceeds $4 million, or Martha's Vineyard, with a median of $2.4 million.
Year-Round Appeal and Accessibility
Petoskey's appeal extends beyond its real estate market, offering a diverse range of activities for residents and visitors year-round. The city boasts a historic downtown area known for its sidewalk sales, summer movies, and outdoor concerts. For outdoor enthusiasts, the region provides boating on Lake Michigan in the summer and skiing at nearby Boyne Mountain, Nub's Nob, and The Highlands during the winter. The presence of hiking trails, golf courses, inland lakes, and miles of shoreline further enhances its year-round desirability. The unique Petoskey stones, fossilized coral found along the lake, add to the area's distinct charm. Accessibility is also a key factor, with Pellston Regional Airport and nearby general aviation airports facilitating convenient travel for out-of-state buyers looking for second homes.

The community of Bay View, within Petoskey, contributes significantly to the area's historic appeal with over 400 homes listed on the National Register of Historic Places. While the increased demand has made the area less affordable for some long-time locals, the overall value proposition continues to attract buyers seeking a premium lifestyle in a unique lakeside setting.
