Michael Rubin's annual White Party, a star-studded Hamptons gathering, has inadvertently driven significant interest in a nearby $45 million mansion.

Sources reported that at least four guests attending Rubin's event, hailing from New York, Florida, and Los Angeles, were so taken with the setting of Rubin's Dune Road home that they arranged to view an oceanfront property located just four doors away. The residence in question is at 15 Dune Road in Bridgehampton.

Kyle Rosko, a broker with Douglas Elliman who is listing 15 Dune Road with colleagues Keren Ringler and John Gomes, stated that there has been considerable activity and interest, with negotiations currently underway. He attributed the surge in interest to the White Party, noting that it motivated some guests to explore Hamptons real estate due to their appreciation for the lifestyle.

An insider also mentioned that some attendees had previously rented homes for as much as $100,000 for the single night of the party, underscoring the desire for accommodations within the exclusive locale.

The property at 15 Dune Road, situated on 1.91 acres, was previously available for rent at a price of $1 million for four weeks or $495,000 for two weeks. The estate was originally built by the late Ara Arslanian, a diamond dealer and art patron known for his early support of artists like Jean-Michel Basquiat and his close association with figures such as Keith Haring, Andy Warhol, and Julian Schnabel.

The modern, three-story home spans 7,059 square feet and features a three-story glass elevator. Designed by Mark C. Matthews Architecture in collaboration with D’Apostrophe Design, the house, built in 2018, offers views of both sunrise over the ocean and sunset over Mecox Bay. It includes seven bedrooms, seven bathrooms, and two powder rooms. The exterior amenities include a deck, a pool, and a private path leading to the beach. The home's design incorporates Arslanian's extensive art collection, and the property is protected by Arcadia glass and UV-protected windows.
