Miami Luxury Real Estate Poised to Shatter Records Amid Wealth Migration

Miami-Dade County, Florida, is on the verge of breaking its own record for luxury home sales, with 194 transactions of $10 million or more recorded in 2026 to date. This figure already exceeds the full-year 2025 total by more than 14 percent and is on pace to shatter the previous record of 230 sales set in 2021 during the COVID-19 pandemic buying surge. The Miami Association of Realtors projects approximately 291 such sales by the end of 2026.

Local realtors describe this trend as a reflection of a broader statewide shift, with Florida transitioning from a seasonal destination to a permanent hub for wealth. The influx of capital from out-of-state buyers, particularly from high-cost-of-living areas like New York and California, is described as unprecedented. International buyers also represent a significant portion of the market, accounting for 49 percent of new, pre-construction, and condo conversion sales in South Florida over an 18-month period ending in July 2025.

Mick Duchon of The Corcoran Group noted that the Miami buyer pool has expanded dramatically. While the median listing price in Miami-Dade County hovers around $589,000, and homes can sit on the market longer than the national average, the market is diverse. Condos priced between $500,000 and $600,000 have seen a substantial increase in sales, growing by 32 percent year-over-year.

Alfredo Pujol of Miami Realtors highlighted that the condo market, often an entry point for first-time buyers, continues to see growth in transactions, especially near the median price point, indicating opportunities for buyers across various price ranges. Duchon cautioned that Miami and its surrounding areas are not a uniform market, with price points varying significantly based on factors like waterfront access and age of construction.

Despite the booming luxury sector, opportunities for non-luxury buyers persist. However, luxury properties are experiencing the strongest growth. Cipriani Residences Miami recently announced two ultra-luxury penthouses priced at $33 million and $19.8 million, part of a development where 85 percent of units have already been sold to residents from over 30 countries. These residences feature amenities such as rooftop pools and sweeping views of Biscayne Bay.

When compared globally, a million dollars in Miami provides more prime property space (58 square meters) than in cities like Monaco (16 square meters), New York (34 square meters), and London (33 square meters). For some affluent buyers, the decision to purchase in Miami is driven by lifestyle and culture, with some seeking year-round residences for their families. Lourdes Alatriste of Douglas Elliman stated that the $10 million-plus market operates within its own ecosystem and that Miami's growing desirability as a year-round destination has increased competition and values, while also stimulating development and investment.
