Miami Luxury Market Booms: $148 Million Estate Lists, Joining $100M Club

Miami's luxury real estate market continues its ascent with the listing of a sprawling waterfront compound in Coral Gables for $148 million. This marks the fifth single-family home in Miami-Dade County now publicly listed at $100 million or higher, according to The Post.

The estate, located at 8901 Arvida Lane within the exclusive, gated enclave of Gables Estates, spans 2.38 acres at the mouth of a lagoon. The listing agent, Dennis Carvajal of ONE Sotheby’s International Realty, anticipates the property will "reset the market." Coral Gables has not previously seen a home sale surpass $100 million, with its current record standing at $55 million, also set in Gables Estates.

The property features a 14,000-square-foot main house designed by Rafael Portuondo. It includes six bedrooms, nine full bathrooms, three powder rooms, and soaring 25-foot ceilings. Interior amenities include a temperature-controlled wine room, a home theater, a billiards room, two offices, and an elevator. The primary suite boasts a terrace, a private bar, and an onyx-clad bathroom.

Beyond the main residence, the estate offers a chapel with stained glass, a guest villa complete with a full kitchen, and a detached gym situated at the water's edge, topped with a sun deck. The pool is adorned with mosaic tile and surrounded by marble. The property provides 245 feet of shoreline and an 86-foot dock, offering direct access to Biscayne Bay without bridge obstructions.

The grounds are extensively landscaped with over 600 species of palms, trees, and plants, reflecting the owner's background. Manuel Diaz, founder of the Homestead nursery Manuel Diaz Farms, is the seller. The property incurred an annual tax bill of $260,235 last year.

This is not the property's first time on the market. Diaz previously sought prices ranging from $45 million to $55 million between 2017 and 2021 before withdrawing it in 2022. The current $148 million asking price is approximately triple those earlier valuations.

The surge in the ultra-luxury market follows significant sales in recent years. In 2022, Ken Griffin purchased the Adrienne Arsht estate for $106.87 million, and in March, Mark Zuckerberg and Priscilla Chan acquired an unfinished mansion on Indian Creek for $170 million, setting a new county record.

"A few years ago, we rarely saw homes even testing a $100 million price point," Carvajal stated. "Now there are multiple properties publicly listed at or above that threshold, and there are buyers with the ability and appetite to transact at that level."

Other notable high-value listings in Miami include a $237 million estate on Key Biscayne, a $110 million compound on the Sunset Islands, another $110 million bayfront property on Brickell Avenue, and a new build on North Bay Road priced at $100 million. John Ruiz's $175 million mansion in Gables Estates has reportedly been removed from the market.

Carvajal attributes the market shift to scarcity. "It's the scarcity effect," he said. "There are only a limited number of trophy estates in Miami with this scale, water frontage, privacy and prime location."

He anticipates continued growth, citing Miami's increasing importance as a global wealth center. "The ultra-wealthy aren't just looking for a great house anymore. They want compounds with multiple combined lots, more land, more waterfront and complete privacy."

Despite the robust luxury market, the broader Florida housing market has seen a decline, with a significant number of homes on the market and price reductions for average properties. Florida currently ranks low in terms of the ease of selling a typical home.
