Miami Luxury Condos Embrace Wellness Trends with High-Tech Amenities

Miami's luxury real estate market is seeing a surge in new condominium developments that prioritize resident well-being, incorporating advanced health amenities and high-tech features. These properties are moving beyond basic fitness centers to offer comprehensive wellness experiences, often integrated into the living spaces themselves.

The Well Coconut Grove, an eight-story development at 2835 Tigertail Ave., features 194 units ranging from $1.6 million to over $10 million. Buyers can opt for specialized "dens" focused on longevity, mindfulness, or mobility, or dedicated office spaces. The building also boasts a 13,000-square-foot Wellness Club and a 40,000-square-foot rooftop designed as a wellness oasis. Communal amenities include a "recovery chair," a "fitness forest," a bathhouse, a crystal cave, and a hyperbaric chamber.

Kane Sarhan, co-founder of The Well, noted the increasing awareness among individuals about the impact of daily choices on their well-being and aging. "Increasingly, that means having them built into where they live rather than treating wellness as something they have to seek out," Sarhan said, referring to The Well's role in the new 35-story HQ Residences Miami in Edgewater.

Mike Martirena of Compass described the trend as an escalation of wellness integration in real estate, stating, "You could say it’s wellness on peptides."

Further emphasizing this trend, the penthouse at the new 24-story, 61-unit Rivage Bal Harbour at 10245 Collins Ave. is listed for $75 million. This "longevity penthouse" is designed to merge "the science of longevity" with "the art of living." The residence includes medical-grade air and water filtration systems, full-spectrum cellular light and contrast therapy, and three types of specialized pods: hyperbaric, meditation, and multi-modality Ammortal. The penthouse offers 10,264 square feet of interior space and 9,531 square feet of outdoor terrace.

In Brickell, the 34-story, 656-unit House of Wellness at 152 SW Ninth St. is under construction. Prices start at $400,000 for studios and go up to $1.1 million for premium units. Each resident receives a health and wellness assessment to create a personalized plan. The building provides access to a private spa with sauna and steam rooms, a "wellness bar," and a rooftop pool deck.

These developments reflect a broader shift in the luxury real estate market, where buyers are increasingly seeking homes that actively contribute to their health and longevity goals.
