Meg Ryan Sells Hamptons Estate for Full Asking Price

Meg Ryan has sold her Hamptons estate for the full $15.25 million asking price, a little more than two years after purchasing the property. The actress acquired the Bridgehampton home for $13.5 million in 2024 and listed it again this past summer, securing a buyer within weeks. The deal officially closed with Broadway and entertainment producer Henry Tisch as the new owner.

Tisch, whose father also owns property in the vicinity, has been involved in Broadway productions such as "The Picture of Dorian Gray," "Merrily We Roll Along," and "CATS: The Jellicle Ball." Ryan initially listed the estate in June and found a buyer by July, when the listing was updated to 'pending.' The sale represents a $1.75 million gain on the property's purchase price before accounting for renovation, transaction, and other ownership costs.

This latest transaction adds to Ryan's reputation as a savvy real estate investor. The five-bedroom, six-and-a-half bathroom shingle-style home, built in 2016, spans nearly 5,000 square feet on 1.5 acres of landscaped grounds. It features vaulted ceilings, five fireplaces, a sunken living room, a formal dining room, and a chef's kitchen with a large marble island. French doors open from a breakfast nook to the gardens, and a private library is also included. The primary suite offers a sitting area, steam shower, and balcony. Additional downstairs amenities include a guest suite, kitchenette, secondary living area, and a gym. The property also benefits from geothermal heating and cooling and a whole-home security system.

Outside, the estate includes a heated Gunite swimming pool and a covered porch with an outdoor fireplace. Mature landscaping and a long gated driveway enhance the property's seclusion. Located south of Montauk Highway, the estate is approximately two miles from the beach and close to Bridgehampton's restaurants and town center. The listing noted that the property has expansion potential, allowing for the creation of a "legacy compound."

Prior to this sale, Ryan sold a renovated Montecito, California, mansion for $16.8 million in the previous year, having bought it for $9.5 million in 2021. That sale, though below her initial $19.5 million asking price, still yielded a profit of over $7 million before associated costs. During her ownership in California, Ryan significantly expanded the property, adding approximately 3,000 square feet of living space, two bedrooms, a half bathroom, multiple fireplaces, and a new patio.

Ryan has previously expressed her enjoyment of home renovation, viewing it as a creative outlet where she has more control than in film projects. She told Architectural Digest that decorating allows her to "bring my vision into the world." Her son, Jack Quaid, has playfully referred to her design aesthetic as "Meg-anized."
