A sprawling estate on Martha's Vineyard has set a new real estate record for Massachusetts, selling for $43 million. The waterfront property, located in the exclusive Herring Creek Farm enclave in Edgartown, surpasses the previous state record of $37.5 million set in October 2025.
The roughly 31.5-acre compound was initially listed in June for $49 million, with the final sale price representing a $6 million discount. The property boasts approximately 2,500 feet of ocean frontage and a private path to the beach, situated between a nature preserve and the 890-acre Edgartown Great Pond.
Estate Features and Design
At the heart of the estate is a 6,500-square-foot main house, originally built in the 1970s and renovated around 2020. The design emphasizes a seamless connection with the surrounding landscape, featuring extensive glass walls and windows. "The idea was to create a house that 'disappears into' nature," the seller, Michael Bronner, a Boston technology entrepreneur, stated when the property was listed.
The interior design complements this philosophy, with finishes like white-oak floors chosen to harmonize with the natural environment. The estate includes a 1,500-square-foot guesthouse with three bedrooms and several additional cottages, each with two bedrooms, providing ample accommodation for guests. Notably, the main house does not currently have a swimming pool, as the family reportedly preferred swimming in the nearby pond.
Unique Amenities and Grounds
The property also includes several distinctive luxury amenities. A barn houses exercise equipment, multiple saunas, and a hyperbaric-oxygenation chamber. The grounds feature an organic garden, a hen house, mature oak trees, and blueberry bushes.
Property History and Context
Michael Bronner assembled the property over several years, acquiring various parcels between 2019 and 2023 for $19.125 million. He subsequently invested significantly in renovations and landscaping. Bronner is known for founding the digital advertising company Digitas and the financial-rewards company Upromise.
The estate is part of Herring Creek Farm, a private enclave of about a dozen homes. The area's seclusion has been partly preserved by efforts from residents, including comedian David Letterman, who helped acquire adjacent land in 2001 to prevent development.
Martha's Vineyard is a popular summer destination known for attracting notable figures and offering a combination of beaches, villages, and relative seclusion. This demand has increasingly driven up property values, with another significant sale, Blue Heron Farm in Chilmark, changing hands for $37 million in 2025. The recent $43 million sale highlights the escalating market for high-end properties on the island.
