Manhattan's office market is experiencing a notable surge in leasing activity, with companies committing to substantial space despite ongoing economic and global uncertainties. This trend suggests a continued confidence in the city as a business hub.

Three recent leases totaling 182,000 square feet were finalized at Swig Company's 1411 Broadway. This repositioned building, located at West 39th Street, has seen significant interest, with over 566,000 square feet of leasing over the past 18 months, bringing its occupancy rate to 90%. Asking rents at the 1.3 million-square-foot tower range between $72 and $110 per square foot.

Among the tenants at 1411 Broadway, Zeta Global is expanding its presence, moving from 3 Park Avenue to occupy 50,522 square feet. Apparel manufacturer Republic Clothing Corp. transitioned from a sublease to an 81,000-square-foot direct lease. Additionally, South Korean beauty conglomerate Amorepacific is relocating from 1407 Broadway to a 50,522-square-foot space.

In another significant deal, international financial firm Aegon Ltd., rebranding as Transamerica Inc., has selected Alchemy-ABR’s new 125 W. 57th St. for its U.S. headquarters. This 20,600-square-foot lease follows a previous agreement with Anchorage Capital Advisors. The 265,000-square-foot building has attracted several other firms, including Eldridge Industries, Jadian Capital, and Kingdon Capital Management, filling over 75% of its space in two years. The retail component of this property was also leased by Ten Five Hospitality for a new restaurant concept.

The activity at these properties indicates a robust demand for office space, seemingly unaffected by factors such as the long-term impact of remote work, political shifts, or international conflicts. The leases signed represent a significant portion of the market's recent transactions.
