Luxury Condos Now Feature 24/7 On-Call Doctors as a Premium Amenity

Luxury real estate is introducing a new high-end amenity: a doctor available around the clock.

The Frida Kahlo Wynwood Residences, set to open in Miami's arts district, will feature a full medical practice on its ground floor. Residents will have access to a physician who can be contacted via text message at any hour and can provide care directly within their units.

This initiative is a collaboration between Property Markets Group (PMG) and LNDMRK Development, who are constructing two towers with 244 condominiums. Prices for these units range from $500,000 to $1.6 million. The project is designed by architect Carlos Ott in partnership with CUBE 3.

The medical services will be provided by Baker Health, a New York-based primary care provider expanding its services into residential buildings for the first time. This marks Baker Health's debut in Florida.

“It’s the ultimate amenity,” said Ryan Shear, managing partner at PMG. “It’s definitely helped sales to an extent.” He noted that buyers increasingly expect more than traditional amenities like gyms or spas, seeking features that offer longevity and peace of mind.

Residents will receive a complimentary Baker Health membership for their first year, with discounted rates thereafter. This membership includes access to same-day appointments, in-unit medical care 365 days a year, and a dedicated app for round-the-clock physician communication. The services also extend to wellness classes such as yoga, Pilates, and meditation, along with offerings like vitamin infusions and functional medicine.

Sara Diras, Baker Health’s director of operations and strategy, described the service as akin to texting family, emphasizing the ease of access for residents. “The same way you text your brother and your sister, you can text us,” she stated.

The scope of care includes not only routine check-ups but also lab work, cancer risk screenings, nutritional guidance, mental health support, and vaccinations. Baker Health aims to provide a holistic approach, offering alternatives to immediate medication or surgery, such as recommending yoga classes for back pain.

Baker Health operates on a membership model with an annual fee of $200, supplemented by insurance billing for visits, positioning its service as "concierge for the masses." The company, founded by brothers Dr. Zeyad Baker and Dr. Iyad Baker, currently manages eight offices across New Jersey and New York.

Construction for the Frida Kahlo Wynwood Residences is slated to begin in December, with an anticipated opening in September 2028. The medical clinic is expected to open concurrently with the residential building.

Diras noted that South Florida was chosen for Baker Health's expansion due to its wellness-conscious culture and its receptive community for innovative concepts. "The Florida culture is very wellness forward," she said, adding that Wynwood represents the future direction of Miami.

Baker Health is also exploring similar partnerships in New York, scouting areas like Tribeca, Chelsea, and the Upper East Side, with preliminary discussions held for memberships at Waterline Square.

PMG, known for its involvement in projects like 111 West 57th Street, sees this model as a potential trend for future developments. "I think we’ll end up doing this again, frankly," Shear commented. "As we’re seeing it work, we absolutely would want to extend it."
