Long Island has become the strongest seller's market in the United States, with a significant imbalance of buyers over sellers, according to recent data from Redfin. The area is experiencing 36.2% fewer sellers than buyers, a disparity that far exceeds other major metropolitan areas tracked by the real estate company.
This trend stands in opposition to the broader national housing market, where 39 of the 50 largest U.S. metros are now considered buyer's markets. In these areas, house hunters are finding more opportunities and less competition after years of being outbid. However, the New York City suburbs, particularly Long Island, continue to defy this national shift.
Redfin data indicates that Northern New Jersey ranks second nationally as a seller's market with a 20.7% buyer surplus, and Central New Jersey follows in fifth place with a 12.9% buyer surplus. In contrast, New York City itself is described as a "balanced" market, with only a 5.3% surplus of sellers over buyers.
Real estate agents working in the Long Island market report that well-priced homes are receiving multiple offers within days of being listed. This high demand is attributed to several factors, including multi-generational families seeking single-family homes to accommodate extended relatives and buyers relocating from New York City seeking more space and yards while maintaining a manageable commute to Manhattan.
Sandra Glaser, a Redfin agent in the Long Island market, noted that even fixer-upper properties in desirable areas are attracting significant attention. She described a three-bedroom, two-bath home that, despite needing work, received five offers before its open house concluded, with dozens of prospective buyers attending. Glaser also highlighted the appeal of Long Island's community atmosphere and neighborhood lifestyle, where children can play outdoors safely, contributing to its desirability.
In Northern New Jersey, the market dynamics are somewhat varied but still favor sellers for certain types of properties. Natasha Bartolomeo, a Redfin agent, stated that highly sought-after single-family homes in suburban areas are in strong demand. However, she noted that condominium inventory in areas like Jersey City and nearby towns offers more options for buyers. Bartolomeo also observed buyers relocating from cities like Los Angeles, attracted by the relative affordability and continued access to New York City.
For sellers looking to capitalize on the current market, agents advise pricing homes appropriately and ensuring properties are move-in ready. Buyers are encouraged to be well-prepared, obtaining pre-approval for mortgages and thoroughly researching comparable sales before making offers. Price sensitivity remains a factor, particularly for homes approaching the million-dollar mark, with buyers expecting good condition for such investments.
