Katherine Heigl has listed her custom-built ranch in Utah for $10.6 million, according to reports. The former Grey's Anatomy star, 47, and her husband, musician Josh Kelley, 46, are downsizing from the 8,000-square-foot home on 25 acres.

The couple plans to move into a smaller Victorian home they purchased and renovated last year, which is located near their current property. Heigl told The Wall Street Journal that the decision to sell their longtime home has been difficult, describing herself as a "homebody and creature of habit."

Heigl and Kelley have resided in the Utah home for 18 years, raising their three children: daughters Naleigh, 17, and Adalaide, 14, and son Joshua, 9. "It's been very hard to decide to let it go," Heigl said. "I'm a real sort-of homebody and creature of habit."

The actress explained that the decision to sell was partly influenced by anticipating an empty nest. "When they're all gone—all slaying their own dragons and living their lives—it's just you and me in this giant house on this giant land," she surmised.

Heigl, an animal activist, purchased the land for $1 million in 2007. She and Kelley married in December of that year and began constructing their home the following year. They initially divided their time between Los Angeles and what they called "Badlands Ranch," named after the surrounding terrain, before making Utah their permanent residence in 2012.

The residence features five bedrooms and seven bathrooms. The master suite includes a sitting area and a walk-in closet, with the master bath containing a standalone bathtub. The home also boasts a 30-foot-high steel fireplace and a kitchen with a large island and a hidden pantry. Outdoor terraces offer panoramic mountain views and space for entertaining, complemented by a heated pool and other amenities.

Over the years, the couple added a home theater and an art studio. They also have a "listening shack" on the property, constructed from reclaimed oak. "That was the fun part of getting older, growing up, and understanding who you are," Heigl commented on the renovations.

Despite selling the ranch, Heigl has no intention of returning to Hollywood. "I just don't see how I could go off and make a movie for three months or a television series for nine months," she stated in 2025. "Nothing shoots in Utah, so I have to go on location, and it's just it's not something right now that I can fathom doing successfully. I think I would be so torn and divided." She added that she finds "so much joy and contentment and clarity and grounding" in her life in Utah.
