JAMS, a provider of arbitration and mediation services, has signed a lease for over 55,000 square feet at 3 Times Square, occupying two full floors of the Rudin-owned building. This move, expected in the fourth quarter of 2027, will bring the tower's occupancy to 75%.
JAMS is relocating from its current offices at 620 Eighth Avenue. Kimberly Taylor, JAMS president and CEO, stated that the relocation represents a significant investment in the firm's future in New York, where it has maintained a long-standing presence.
The Rudin-owned 3 Times Square tower recently underwent a capital improvement program, a joint venture project with Thomson Reuters.
In separate transactions, two leases have been completed at 711 Third Avenue. Fidelity National Title Insurance Company signed for just under 20,000 square feet, while Ackman Ziff Real Estate Group renewed its lease for 14,598 square feet. The midcentury tower, designed by William Lescaze & Associates, features a lobby with an original Hans Hofmann mosaic mural following a recent renovation. CBRE represented Fidelity National Title Insurance Company, and Ackman Ziff Real Estate Group handled its renewal in-house.
