The waterfront mansion of television presenter and landscape designer Jamie Durie has seen its asking price reduced for the fourth time, with the Avalon Beach estate now being marketed for approximately $25 million. The property, known as Belah House, was first listed in October of the previous year with an ambitious price guide of $33 million.
After failing to secure a buyer, the price was subsequently lowered to $30 million, then to $28 million before a scheduled auction in March. Industry sources indicate that prospective buyers were recently informed of the latest price adjustment, with property portals also reflecting a new, lower benchmark for the luxurious residence.
James Baker of McGrath Pittwater, the real estate agent handling the listing, could not confirm the specific revised price but acknowledged that he is re-engaging with individuals who had previously expressed interest in the estate. Buyers making inquiries last week were reportedly informed of the updated figure.
Completed last year, the six-bedroom, six-bathroom home sits on a 1,017-square-meter parcel of land on Stokes Point. Durie, who designed the property's native gardens that cascade towards the water, aimed to integrate high-end luxury with sustainable design principles. The landscaping has earned the property the local nickname 'the hanging gardens of Avalon.'
A notable feature of the home is its infinity-edge swimming pool, which Durie has described as containing drinkable water. The four-level residence includes an internal lift, a dedicated guest floor, and a private wellness retreat with a sauna, ice pool, and steam room, as well as a home cinema.
The central living area is characterized by a spotted gum staircase, soaring double-height ceilings, and a deck overlooking Pittwater. The innovative design was the result of years of negotiation with local councils and neighbors. Durie acquired the original mid-century property in 2015 for $2.275 million and collaborated with Silvester Fuller Architects on the redevelopment.
The property also features a 160-square-meter rooftop garden offering panoramic views. Durie has since relocated to the Northern Rivers region with his fiancée, singer-songwriter Ameka Jane, and their children.
