Homebuyers who faced a competitive summer market may find their moment arriving in late September and early October. According to a Realtor.com analysis, the week of September 27 through October 3 is projected to be the optimal time to purchase a home in 2026, offering a rare combination of lower prices, increased inventory, and reduced competition.
During this "sweet spot," buyers could see potential savings of approximately $14,000 on a median-priced home, estimated at $416,000. This financial advantage is bolstered by an expected 13.3% increase in active listings compared to an average week, and nearly 32% more options than at the start of the year. Simultaneously, competition from other buyers is forecast to drop by 30.1% from its annual peak.
This shift in market dynamics could provide buyers with more breathing room. Homes are predicted to remain on the market for an average of 64 days during this period, about 13 days longer than during the year's busiest phase. This extended timeframe allows prospective buyers more opportunity for property inspections, careful consideration of their choices, and potential negotiation with sellers.
Price reductions also become more common as this period approaches. Historically, around 5.7% of homes see their asking prices lowered during this peak buying week. Buyers prioritizing a wide selection of properties might consider starting their search earlier in the fall, when fresh listings tend to be more plentiful. This could increase the chances of finding a home that meets specific criteria such as neighborhood, school district, or number of bedrooms.
For those more focused on price, waiting until later in the fall may yield further savings, as prices often continue to soften closer to the holiday season, although new listings may become scarcer. Regardless of timing, experts advise buyers to prepare by securing pre-approval for a mortgage, establishing a firm budget, and actively monitoring listings in their desired areas.
A significant factor not included in the seasonal analysis is the unpredictable nature of mortgage rates. Fluctuations in borrowing costs could impact the overall affordability of a home, irrespective of price or inventory levels.
The optimal buying week varies by metropolitan area. While many of the largest 50 metro areas align closely with the national Sept. 27 to Oct. 3 window, some, like New York-Newark-Jersey City, experienced their best week earlier, from Sept. 6 to Sept. 12. Buyers in that region historically see about 7.9% more listings, 24.3% less competition, and prices around 3.2% below their seasonal high.
Other major cities, including Los Angeles, Chicago, Houston, Philadelphia, and Atlanta, share the national optimal week. San Francisco's peak buying period is projected for Oct. 11-17, while Phoenix's is Nov. 1-7. Warmer climates like Miami and Tampa are expected to see their most favorable buying conditions from Nov. 29 to Dec. 5.
Ultimately, the ideal time to buy depends on individual priorities, whether it's maximizing selection or securing the lowest possible price. For those who have been waiting for market conditions to become more favorable, the upcoming fall season presents a significant opportunity.
