Greenspoint Mall Demolished for $150 Million Industrial Park Development
A historic Houston mall, once a bustling 1970s hub, is being razed for a modern business park aimed at revitalizing the area and creating jobs.
Greenspoint Mall, a once-popular shopping destination in Houston, Texas, is undergoing a significant transformation. A $150 million development project by Lincoln Property Co. and New York Life Investment Management will see the site redeveloped into a 1.2 million-square-foot business park, known as CityNorth Industrial Park.
The mall, which officially closed in 2024 after years of decline, is scheduled for demolition this month. Developers anticipate the project will return a prominent property to productive use and support the growth of the Greenspoint community.
The new CityNorth Industrial Park will feature a mix of industrial buildings geared towards logistics and distribution, alongside retail and service spaces. The initial phase of construction is slated to begin in early 2028. Developers expect the completed facilities to accommodate approximately 1,200 full-time jobs, in addition to the 300 construction jobs that will be created during the building process. An existing Fitness Connection gym on the property will be retained and relocated to a new 45,500-square-foot facility.
Greenspoint Mall first opened in the late 1970s and was a vibrant commercial center for decades. However, in its later years, the mall experienced a significant downturn, marked by rising crime rates. Incidents including shootings were reported in 2017, 2022, and a fatal shooting occurred in 2023, contributing to the mall's eventual closure.
Community members have expressed hope that the redevelopment will help to address the crime issues in the area and restore the community's former stature. Houston Mayor John Whitmire, a longtime resident who has witnessed the mall's rise and fall, stated his excitement for the project, emphasizing its potential to revive Greenspoint and the surrounding Aldine ISD community.
The City of Houston's Greater Greenspoint Tax Increment Reinvestment Zone is providing financial assistance for the project. Lincoln Property Co. and New York Life acquired the site from Tiyar for an undisclosed sum. Northmarq advised Lincoln and New York Life on the transaction, with Moody Rambin providing brokerage services.
