General Atlantic, a global investment firm with offices in 21 countries, has signed a significant lease for more than 150,000 square feet at Related Companies’ upcoming 625 Madison Avenue tower. The agreement, spanning five floors, positions the firm as the anchor tenant for the 53-story building, set to open in 2029. This commitment is expected to catalyze the long-awaited development.

The site, currently an undeveloped lot located between East 58th and 59th streets in Manhattan, was previously the location of Related Companies' headquarters in the former Revlon building. The real estate firm relocated to the Time Warner Center in 2004.

Related Companies CEO Jeff Blau stated that General Atlantic represents the type of prestigious and ambitious firm the developers had in mind during the tower's design phase. The architectural firms for the project are Foster + Partners and Gensler.

General Atlantic Chairman and CEO Bill Ford described the move as an "investment in the firm’s future," providing ample space for growth over many decades. The firm is currently located at Park Avenue Plaza, 55 E. 52nd Street.

The 625 Madison tower will stand at 684 feet. This plan is a revised scale from earlier considerations; in 2024, following Related's acquisition of the site for $632 million, Blau had contemplated a 1,200-foot skyscraper potentially including luxury condominiums, retail spaces, and a hotel. Sources indicate the decision to focus on office space reflects strong market demand for sophisticated commercial properties, even as the market for luxury residences may have reached its peak.

The 625 Madison Avenue tower is the latest Manhattan development to secure a major tenant before construction has commenced. Other recent anchor tenant agreements include BXP's leasing of space at 343 Madison Avenue to Starr and McDermott Will & Schulte, and Vornado Realty Trust, Ken Griffin, and Rudin's agreement with Citadel companies.
