Fort Lauderdale Sees Surge in Private Club Development

Fort Lauderdale is experiencing a significant boom in private members' clubs and high-end developments, signaling a shift in the city's identity from a transient stopover to a destination with enduring appeal for the wealthy. These new venues aim to provide a sense of belonging and exclusivity, drawing comparisons to the social scenes in Miami and Palm Beach.

Restaurateur Marc Falsetto noted that Fort Lauderdale has evolved, with its residents now seeking more refined experiences. His new establishment, Caviar Club, an 80-seat steakhouse opened this fall, features interiors inspired by 1980s maximalism. The club offers exclusive "Founding 100" memberships, which sold out in three weeks, with a waitlist of approximately 300 applicants. Membership perks include concierge services, access to a large wine library, and reciprocal arrangements with other clubs through the Dorsia booking platform.

Another major development is the transformed Pier Sixty-Six. Acquired by Tavistock Development Company in 2016, the iconic 1950s resort reopened in January 2025 after extensive renovations. A key component of its redevelopment is a private club with a $75,000 initiation fee and $15,000 in annual dues. The property also includes a hotel, residences, a large marina, numerous dining options, and a substantial event space.

The Viceroy Residences Fort Lauderdale, a project by Naftali Group and H.wood Group, is set to open in 2029. It will feature a 15,000-square-foot restaurant and private members' club. Residents will receive complimentary social memberships at The Fort, a local pickleball club, and automatic access to H.wood Group's network of venues across the country.

Developers Related Group, Tate Capital, and Rok Acquisitions have announced the Bahia Mar Club, a 1-acre waterfront retreat exclusively for residents of the upcoming St. Regis Residences. This private club will offer tennis and padel courts, a St. Regis-serviced clubhouse, a lap pool, and a sunset terrace. Demolition of the existing DoubleTree by Hilton on the site is slated to begin in April 2027, with completion expected before the following year's International Boat Show. Construction for the residences is scheduled to commence in late 2027, with delivery anticipated in 2030.

These developments cater to a growing demand for luxury amenities and social opportunities, offering a distinct alternative to the more bustling atmosphere of Miami or the established exclusivity of Palm Beach. The pricing for comparable beachfront properties in Fort Lauderdale remains more accessible than in Miami Beach or Bal Harbour, with residences starting at $4.9 million.
