A new ranking reveals the Sunshine State leads the nation in difficulty for those looking to sell a home, with Texas, South Carolina, Montana, and Arizona also presenting challenges.

Florida Named Toughest State for Home Sellers

Florida has emerged as the most challenging state in the U.S. for home sellers, according to a recent analysis by Underwood Law Firm. The state faces a substantial inventory of homes for sale, with over 206,000 properties listed and a median time of 73 days on the market before a sale.

The study, which evaluated 48 states using seven metrics from the Redfin Data Center, found that only 10.9% of homes in Florida sold for more than their asking price, indicating a market where buyers have significant leverage. These metrics included median sale price, total homes sold, median days on market, annual price changes, active inventory, the percentage of homes selling above asking price, and the percentage of listings that required a price reduction.

Texas followed Florida as the second-toughest market for sellers, with 180,524 homes on the market and a median selling time of 68 days. Nearly a quarter of sellers in Texas, approximately 23%, were compelled to reduce their prices.

South Carolina ranked third, where homes typically remain on the market for 74 days, and 22.1% of listings experienced a price cut. Only 13% of homes in South Carolina sold above their listed price.

Montana secured the fourth position, exhibiting the slowest sales pace with homes taking a median of 85 days to sell. Notably, no homes in Montana were reported to have sold above asking price.

Arizona rounded out the top five hardest markets, with properties waiting an average of 66 days to sell and 21.4% of sellers lowering their prices.

In stark contrast, Connecticut was identified as the most favorable state for home sellers. More than half of its home sales, 55.8%, occurred above the asking price, representing the highest rate in the nation. Other states with favorable conditions for sellers included Rhode Island, New Jersey, Massachusetts, and Illinois.
