A sprawling 15-acre man-made Crystal Lagoon in central Florida is driving unprecedented housing demand, making its surrounding community one of the state's fastest-growing residential areas. The artificial body of water, located in the Mirada master-planned community in San Antonio, approximately 30 miles north of Tampa, has become the primary draw for homebuyers seeking a resort-style lifestyle.

The lagoon, the largest of its kind in the United States, features clear turquoise waters, sandy beaches, and recreational activities such as paddleboarding and kayaking. It aims to replicate the experience of a luxury Caribbean or Dubai resort, offering residents amenities that include a swim-up bar and a floating obstacle course. Homeowners at Mirada receive discounted access to the lagoon, while day passes are available to the public for around $50.

The development has seen rapid growth, with Mirada currently having around 3,900 occupied homes and an ultimate goal of up to 5,000 residences. The community utilizes multiple home builders, including Homes by WestBay, Casa Fresca Homes, Dream Finders Homes, and Maronda Homes, offering a range of properties from townhomes starting around $250,000 to larger homes exceeding $1 million. A dedicated 55-plus neighborhood also offers homes starting near $236,000.

Mirada was ranked sixth among Florida's top master-planned communities for 2025 by John Burns Research & Consulting. Its success mirrors that of its sister community, Epperson, also developed by Metro Development Group, which is nearly fully occupied. Mirada is approximately 75 percent occupied as construction continues.

Beyond the lagoon, residents have access to various amenities, including walking and cycling trails, dog parks, playgrounds, pickleball and tennis courts, bocce courts, fitness centers, and clubhouses. The 55-plus neighborhood features additional perks like a resort-style pool, a café and bar, and wellness facilities.

Metro Development Group, which first introduced the Crystal Lagoon concept nearly a decade ago, is planning its next major Florida community, Sandal Key in Hernando County, which will include another Crystal Lagoon and a lazy river. The company believes that buyers are increasingly prioritizing lifestyle amenities and a sense of community when choosing a place to live, seeing the lagoon as a central feature that fosters social interaction and a unique living experience.
