Tesla and SpaceX are constructing what is slated to be the largest building in the world in Grimes County, Texas, near Houston. The facility, named Terafab, is a jointly developed semiconductor megafactory with a projected footprint of over 100 million square feet upon completion. This scale would surpass the current record holder, China's New Century Global Center, by more than five times, and dwarf structures like the Pentagon, Apple Park, and the Mall of America combined.

The initial phase of the Terafab project carries a price tag of $16.8 billion. Elon Musk, who leads both Tesla and SpaceX, described the facility as "the largest and most valuable building on Earth by far." The stated goal for Terafab is to produce over 1 terawatt of compute per year, addressing the projected demand for semiconductors.

Tesla framed the project as a critical step to meet an existential supply issue, noting that "Both Tesla & SpaceX will need far more chips than current & future global production can supply." The facility will integrate logic chip production, memory, packaging, and testing. SpaceX indicated that Terafab will serve as an advanced semiconductor fabrication plant designed to bridge the gap between current global chip supply and future compute demand.

The chips produced at Terafab are intended for advanced applications, including powering Tesla's Optimus robots and self-driving Cybercabs, as well as high-power chips for SpaceX's planned space-based data centers. Semiconductors are fundamental components that control electrical currents and serve as the processing units for modern electronics.

Project Details and Local Impact

The Terafab project is expected to generate at least 3,000 jobs in Grimes and neighboring Brazos County. Tesla and SpaceX have reported that a significant percentage of new hires at their other Texas locations have been local residents, a trend they anticipate repeating for this project.

Discussions for this project began earlier in the year, with initial proposals for Terafab involving a smaller $25 billion figure. The current $16.8 billion investment covers the first phase, though the total investment across all planned phases could potentially reach $119 billion.

The selected site is located on the Gibbons Creek Reservoir, a location previously used for cooling a coal-fired power plant. To address concerns about water usage in Texas, SpaceX stated plans to draw water from the reservoir rather than depleting local groundwater resources.

Intel has confirmed its participation in the Terafab project, though the specifics of its contribution have not been disclosed. ### Local Reaction

Despite the potential economic benefits, the project has faced some local opposition. Hundreds of residents attended a county meeting to voice concerns regarding the millions of dollars in tax incentives awarded to the project and what they described as a lack of transparency in the deal-making process. The Texas Governor's office has provided a $30 million Texas Enterprise Fund grant to SpaceX for the project, which also qualifies for the state's Texas Jobs, Energy, Technology and Innovation program.

School officials have expressed optimism. Consolidated Independent School District Superintendent Sarah Borowicz characterized the announcement as a significant moment for the district.
