Emily Barratt, a 41-year-old mother of three, has successfully transformed the severely dated kitchen of her 1830s Victorian home in Lancashire into a stylish and functional space for just £2,500. The project, undertaken after moving into the property in 2023, addressed significant issues including a lack of central heating, lighting, and electricity, as well as a dangerously outdated Aga.

Barratt documented her renovation journey on Instagram, where her thrifty approach earned her a nomination for the 2026 uFurnish.com Home Awards in the Best on a Budget category. The kitchen now features solid oak units, wood-paneled walls, a custom-built island, and a log burner.

Budget-Conscious Renovation

The project began shortly after Barratt gave birth to her youngest son. She capitalized on a local oak furniture shop's closing sale, purchasing several solid oak pieces, including dressers, bookshelves, and sideboards, for £1,000 without precise measurements.

For the walls, Barratt opted for a DIY shiplap effect. After electricians completed the rewiring, she applied lining paper to cover imperfections before cutting and installing MDF strips to mimic wooden paneling. She then wallpapered the upper portion of the walls and sprayed the lower panels. Original flagstones were cleaned, and the acquired oak units were arranged to create a freestanding kitchen layout.

A sideboard was repurposed as a sink unit, fitted with a £40 basin and tap. Another smaller sideboard now serves as a coffee station, complemented by IKEA shelves. A clearance plate rack was purchased for £30, and a double-range oven was found on Facebook Marketplace for £400.

Rather than buy a kitchen island, Emily put her DIY skills to the test and constructed one out of the bookshelves and an old tabletop that she found for £30 on Gumtree.

Instead of purchasing a kitchen island, Barratt constructed her own from bookshelves and an old tabletop costing £30.

Strategic Budgeting and DIY Expertise

Barratt manages her renovation budget on a room-by-room basis, adapting to unexpected costs. For instance, roof repairs, initially quoted at £10,000, ultimately cost £15,000. This necessitates a flexible monthly budget, allowing for the renovation of one room or project at a time, such as a £300 dressing room renovation.

She actively seeks bargains on platforms like Facebook Marketplace and from charity shops, supplementing her purchases with affordable accessories from Temu. Barratt also generates funds by selling old furniture, noting a profit from selling old sofas for £200 and buying a new one for £30.

Her advice for cost-saving includes sourcing raw materials from builders' merchants or timber yards, where items like MDF and molding are significantly cheaper than in standard DIY stores. While initially intimidating, Barratt has become proficient in various building tasks including bricklaying, joinery, floor and carpet laying, painting, wallpapering, and tiling, exclusively avoiding electrical, plumbing, and roofing work.

Now, the previously desolate kitchen has been curated into a charming vintage space with solid oak units, double range, wood panelled walls, wooden kitchen island and log burner

She learns new skills through online tutorials and by practical experience, acknowledging that some projects may require redoing. Over the three years the family has lived in the house, they have converted the seven-bedroom property into a five-bedroom home, creating a utility room and a dressing room for a combined cost of £300. This included repurposing IKEA wardrobes and Billy bookcases, using chess pieces for decorative handles, and applying marble-effect sticky-back plastic to drawers for a new island.

Barratt also notes that decorative beams in other parts of the house are made of plaster, painted and waxed to resemble natural wood. The renovation process has not been without incident, including the near-disastrous removal of a heavy 1930s Art Deco fireplace.

The house remains a work in progress, with Barratt planning to complete the utility room and continually reassessing design choices in various rooms. The winners of the uFurnish.com Home Awards are scheduled to be announced on October 19.
