Investor Chris Burch has listed his Water Mill, Hamptons estate, known as Listowel, for $39.5 million, according to property records. This asking price represents a substantial profit on the nearly 7-acre waterfront property, which Burch purchased for $28 million in 2021.
Burch, the founder and CEO of Burch Creative Capital, has undertaken an extensive renovation of the shingle-style home since acquiring it. The work has transformed the interiors and reconfigured the floor plan of the seven-bedroom residence. The home was originally designed by architect Katherine McCoy with interiors by Daniel Romualdez, a project that took five years to complete.
The estate is situated on Mecox Bay and features approximately 360 feet of water frontage. The renovation has given the interiors a lighter, more contemporary aesthetic. Among the distinctive features are a two-story library, a pool overlooking the bay, a private dock, and a carriage house. Approvals are also in place for a three-bedroom guesthouse. The property is bordered by farmland on three sides, with Mecox Bay on the fourth.
This marks Burch's return to the Hamptons real estate market, having previously sold another Southampton estate for $15.5 million. His property dealings extend beyond the Hamptons, including a waterfront estate in Miami Beach that he bought, renovated, and later listed for $49 million. He has also shown interest in high-profile Manhattan residences and has co-owned a luxury resort in Indonesia.
The Water Mill property has a history in the Hamptons luxury market. It was first listed for $39 million in 2017, with the price later reduced to $29.5 million before Burch's purchase. Following the recent renovation, the listing price of $39.5 million is slightly higher than its original asking price nearly a decade ago and represents an $11.5 million increase over what Burch paid in 2021.
Tim Davis of the Corcoran Group holds the listing for the estate. The property is surrounded by farmland on three sides, with Mecox Bay forming its fourth boundary.
