California Home Prices Far Outpace Inflation, Study Finds

California has the largest housing inflation gap in the nation, with home prices significantly exceeding what they would be if they had kept pace with general inflation since 1984, according to a new study by Clever Real Estate. The analysis found that home prices in California have grown 441% since 1984, while inflation during the same period rose by 210%. This disparity means the median home price in California is considerably higher than it would be otherwise.

If home prices had only tracked inflation, the median home in the U.S. would cost approximately $242,309 today. However, the current median home price nationwide is $423,100. This suggests that home prices have outpaced inflation across the country.

While home prices rose faster than general inflation in all 50 of the largest U.S. metropolitan areas between January 2011 and January 2026, the largest gaps in dollar terms were found in California cities. For instance, a home in San Jose costs $1,375,000, but based on inflation alone, it would be valued at $642,288, a difference of $732,712. San Diego followed with a gap of $432,043, Los Angeles with $429,794, and San Francisco with $416,170.

Other California cities also showed substantial gaps, with Riverside at $303,991 and Fresno at $220,493. In 13 of the 50 largest metropolitan areas, including Riverside, Fresno, and Sacramento, home prices have tripled since 2011.

The study compared four decades of federal home price data with the Consumer Price Index. It also analyzed the 50 most populous U.S. metros over the past 15 years. While home prices in all 50 metros outpaced inflation from 2011 to 2026, the trend has begun to reverse in some areas over the past year. In the last year, inflation increased by 2.4%, while home prices rose by 1.4%.
